Below you will find some of our mosty frequently asked questions. We've done our best to be concise and clear in our answers.

  • How can I view a room at one of the properties?
    Just push the contact button below and someone will contact you to agree a viewing date and time.
  • Is it possible to do a virtual viewing?
    Yes, either live or recorded with some prior notice. Please contact us (as above) and request this.
  • How do I reserve a room if I like it?
    Confirm you want to do this with the landlord or agent. You will then need to fill out a holding form and pay a £100 holding deposit (which is credited against the 1st month's rent). This is non-refundable if you change your mind but refundable if the landlord declines your application.
  • What is the application process and how long does it take?
    You will need to fill out an application and provide information including identification, pay slips and the email addresses for your employer and current/previous landlord. The application and references will be reviewed, and a credit check undertaken. Assuming everything is fine, you will be issued with the tenancy contract. Everything is done electronically so the process can be quite quick, ranging from a few days to a week.
  • How much money do I need to pay before moving in?
    If you move in on the first of the month, you will need to pay one month’s rent in advance (if later, the rent will be reduced pro-rata by the actual number of days you stay in the first month). In addition, you will need to pay a deposit equal to ½ a month’s rent. This is sent to a third party deposit protection service. So worse case, you will need to pay 1 ½ month’s rent before you move in.
  • How often is the rent paid?
    Rent is paid by standing order on the first of every month. We do not accept weekly rent payments.
  • How long do I need to commit for?
    The tenancy contract is for an initial period of six months after which it rolls on a monthly basis unless a new contract period is agreed.
  • Do I have to pay anything in addition to the rent?
    No, the rent includes everything including broadband, all utilities, council tax and the cost of a cleaner every two weeks.
  • Do I need to bring any furniture or kitchen utensils?
    No, the house is fully furnished and the kitchen is fully stocked with necessary utensils. You do need to bring your own bedding (sheets, duvet etc.) but nothing else. If you wish to bring items of persional furniture for your room, this can be agreed in advance with the landlord.
  • Is there a washing machine or dryer in the house?
    Yes, every house has 2 washing machines and a tumble dryer plus drying racks and an iron and ironing board. There is no extra charge for their use.
  • Do I get my own cupboard and shelf space in the fridge / freezer?
    Yes, everyone gets a cupboard and at least one shelf in each section of the fridge / freezer.
  • How are maintenance issues or complaints handled?
    Each house has a dedicated WhatsApp group where issues can be reported straight away. These are then actioned by the landlord or agent and sorted out at the earliest opportunity.
  • Where can I store my bicycle?
    Each house has a lockable bike shed in the garden where bicycles can be securely kept.
  • Where can I park my car?
    There are no parking restrictions in most of the houses, but parking in Portsmouth can be tricky at peak times. So sometimes it is necessary to drive around the block a few times before finding a space. At other times, it can be easy.
  • Can I have guests / partners over to stay?
    Yes, for short stays of a night or two here and there. But our properties are only licensed for single occupancy, so longer stays are not permitted.
  • What if I need to leave the house before the end of my tenancy period?
    You are liable to pay the rent for the remaining period of your fixed tenancy (6 months less period occupied at the point you leave) or provide a month's notice when you are in the rolling monthly period. However, the room will be put on the market and as soon as it is rented you will no longer have to pay any rent.
  • How do I get my deposit back?
    Provided the room is left clean, undamaged and in the state is was when you moved in (allowed for some wear and tear), your deposit will be returned to you in full. There will be a room inspection when you check out.
